An application has been submitted to North Lincolnshire Council by Rje Planning and Develoments Ltd of Lewes for the Shore Road site.

Included in the proposals is the demolition of the existing public house, the erection of two four-bedroom semi detached houses, rebuilding of the existing public house to provide a bar, restaurant, B&B rooms, landlord accommodation, two-bed flat, car parking spaces and associated landscaping.

Garthorpe and Fockerby Parish Council, whilst welcoming the redevelopment of the pub, have voiced a number of reservations.

It states that many villagers fear that once the building is demolished the houses will be built but then the applicant will renege on the intention to build the pub and instead put more properties on there.

A spokesman added: “Councillors feel that the parking provided will be totally inadequate for a pub, restaurant, two flats and four B&Bs, and are fearful that users of the pub who cannot park in one of the nine designated areas will have no option but to park on the streets.”

Margrave Lane resident Tracy Woolhouse said: “I am pleased with the proposals, the local public house is the last of a series of closures within the village leaving the residents with no facilities.”

Emma Skipworth of Trent View Villas added: “I feel the village would definitely benefit, however the great concern is that the pub will be demolished and the house built – with the pub then never getting built.”
